Selling This Spring? Start These 5 Things Now

The best spring sales in Colorado Springs start long before the sign goes in the yard. Here's what to do this winter so you're ready when buyers come out.

If a friend asked me when to start getting ready to sell in the spring, I'd say: NOW. Not because you need to list tomorrow, but because the sellers who plan over the winter are the ones who list calm, priced right and ready to go. Here are five things you can start this season.

1. Know your number

Start with what your home is actually worth today, not what a website guessed. A quick pricing conversation now helps you plan your next move, your budget and your timeline, with no pressure to list.

2. Fix the small stuff

Leaky faucets, sticky doors, burned-out bulbs and that drawer that never closed right. Small fixes add up in a buyer's mind, and winter is a great time to knock them out one weekend at a time.

3. Start decluttering early

Packing up what you don't use (holiday decor included!) makes your home feel bigger and your move easier. Box it up as you go, and you'll thank yourself in March.

4. Think about a pre-listing inspection

An inspection before you list lets you find surprises on YOUR timeline, not in the middle of a negotiation. You can fix what matters, price for the rest, and walk into offers with confidence.

5. Plan for a concession

Right now, most sellers in El Paso County are offering something toward the buyer's costs. In the first half of October, 7 out of 10 sales included a concession, and $10,000 was the typical amount. Building that into your plan up front means no surprises later, and it can help your home stand out.

Let's make a plan

Every home and every move is different. If you're even thinking about selling in the spring, I'd love to sit down, run your numbers and map out a timeline that works for you. And if waiting makes more sense, I'll tell you that too.
