7 Things You Can Ask a Seller For Right Now - A Buyer's Guide, Colorado Springs

A Colorado Springs buyer's guide to the asks that were almost impossible a few years ago.

A few years ago, buyers in Colorado Springs were waiving inspections and writing love letters just to get noticed. Today the conversation looks very different. Homes are sitting a little longer, sellers are more open to negotiating, and buyers have room to ask for things that used to be off the table.

My own sellers recently bought their buyers a brand-new furnace. In this market, that's not unusual. If you've been waiting on rates, you may be missing out on a better deal. Here are seven things you can ask a seller for right now.

1. A closing cost credit

The seller covers part of your closing costs, so more cash stays in your pocket. That money can go toward moving, furniture, or simply a healthier savings cushion after closing.

2. A rate buydown

Seller money can be used to lower your interest rate, either for the first few years (a temporary buydown) or for the life of the loan. Depending on the numbers, a buydown can do more for your monthly payment than a price reduction.

3. A lower price

Homes are sitting longer. A smart offer backed by recent comparable sales gets taken seriously. The key is knowing what the house is actually worth, not just what it's listed for.

4. Repairs, or a credit instead

Use your inspection window to ask for fixes or money off. A credit is often cleaner: you choose the contractor, you control the quality, and the closing timeline doesn't get held up waiting on repairs.

5. A home warranty

It's a small cost for the seller and real peace of mind for you in year one. If the water heater or furnace gives out after you move in, you're covered.

6. Appraisal protection

If the home appraises low, you can ask the seller to drop the price or meet you in the middle. Building that protection into your offer means a low appraisal doesn't automatically mean more cash out of your pocket.

7. Move-in extras

Appliances, the washer and dryer, window coverings, even a closing date that works for your schedule. These are easy for a seller to say yes to and can save you hundreds, or thousands, after you get the keys.

Let's run your numbers

Knowing what to ask for is step one. Knowing what to ask for on this house is where I come in. Every home, seller, and loan is different, so the right mix of asks depends on your situation. I'm happy to sit down with you and run your real numbers. And if buying doesn't make sense for you right now, I'll tell you that too.
