Sellers Paid $5.8 Million in Concessions Last Month. Here's What That Means for You.

Two out of three El Paso County home sales this summer came with money from the seller. Here's where, how much, and how to use that to your advantage.

Apparently, the days of "take it or leave it" are over. The latest numbers from Chicago Title of Colorado show just how much sellers in El Paso County are giving back to buyers right now. And the numbers are BIG.

The quick version

  • $5.8 million in seller concessions in September alone, and $18.2 million across July, August and September.
  • 66% of September closings included a concession. Across the whole quarter, it was about 2 in 3 sales.
  • When a seller did chip in, the average was about $10,600 and the typical (median) amount was $10,000.
  • And it's not slowing down: in the first half of October, 7 out of 10 sales included a concession.

Where concessions are most common

By price range: Homes between $300K and $500K are where sellers say yes most often. In September, almost 80% of sales between $300K and $400K had a concession. Higher-priced homes see concessions a little less often, but when they happen, the dollar amounts tend to be bigger.

By area: Concessions are especially common in Fountain and Peyton (roughly 3 out of 4 sales or more), and about 2 out of 3 sales in Colorado Springs. Monument came in lower in September, at just under half of sales.

What this means if you're buying

Asking for help with closing costs, a rate buydown, or repairs is NOT a long shot right now. It's normal. The key is asking for the right thing on the right house, backed by what similar homes in that area and price range are actually getting.

What this means if you're selling

Plan for it. If two out of three sellers are offering a concession, buyers expect the conversation. Building a realistic concession into your pricing strategy up front can help you sell faster and keep more control of the deal.

Let's look at YOUR numbers

These are county-wide averages. Every neighborhood, price point and house is a little different. If you'd like to know what's realistic for a specific ZIP code or price range, I'm happy to pull it for you. No pressure, just good information.
